New Vision for Nicaragua's Seaside Mariana Community
The master plan for Seaside Mariana integrates a broader selection of residential options to widen the overall appeal. The community includes low-rise condominiums, town homes and our own Laya Boutique Hotel bungalows in addition to the individual home sites and golf villas featured in the original plan.
An integral part of Seaside Mariana is a 330-room Wyndham Resort & Casino, Jack Nicklaus Signature Golf Course, and Plumeria, Nicaragua’s first international beachfront destination spa.
Pricing is another area that Grupo Mariana has seriously considered in light of the economy. As a result, prices for condos in two low-rise buildings in the first phase of Seaside Mariana: the Mariana del Norte neighborhood are set between $99,000 and $260,000. Construction launches in May 2011 with completion expected summer 2012.
There are two low-rise beachfront condominium buildings with just 16 units each available for sale in this initial offering. These beachfront condominiums offer completely furnished Studio, 1 Bedroom and 2 Bedroom options, ranging from 484 to 1,160 square feet. Only 4 stories high, these intimate condominium residences feature a walk out balcony or patio, a private pool at each building and a relaxed neighborhood palapa-style restaurant.
Fractional ownership options also will be available within Seaside Mariana in response to research and market demand indicating desire within the large Baby Boomer market, many of whom don't wish to be tied to a single resort property. As Chairman Kevin Fleming points out, the Boomer generation is interested in the ability to travel widely and experience different places.
One new component, Laya Boutique Hotel and Bungalows, is an eco-conscious offering with 14 beachfront bungalows, with construction slated to begin in the second quarter of 2011.
Grupo Mariana also has formed a strategic alliance with Wyndham Hotels & Resorts to develop the $30 million, 330-room Wyndham Mariana Resort & Casino, featuring an oceanfront Wyndham hotel and residential condominiums within the community’s town center.
