When it comes to beautiful, breath-taking beaches, the Exumas offer some of the most beautiful shores on earth. Exuma beaches boast miles upon miles of pristine, white, sandy shores and the gentle waters lap at your feet in a veritable kaleidoscope of electric blues and sparkling jades.

Because of Exuma’s sub-tropical climate, the temperature of the water is always ideal for a dip, a sail or any other favorite water activity. Its’ hard to capture the true magic of Exuma on film the only way is to experience it for yourself, many come here and never leave.

The island which was once a slave territory now boasts, The Sandals resort, many different smaller boutique hotels and 2nd home owners vacation properties. The capital George Town is centred around a lagoon and is the hub of the island with banks, shops, hotel and governement buildings. Only 60 miles in length reaching from end to end by one main highway. To the north is the airport and The Sandals resort, Oceania Heights and new Rokker point development and at its very tip is Barreterre which is completely untouched. To the south is Palm Bay resort, Peace and Plenty beach club and George Town, on from there further down the island is February Point, Crab Cay and Little Exuma with the tropic of Cancer beaches which are breathtakingly beautiful.

The Pagoda Place apartments site is situated next to a beautiful natural lake filled with wildlife and turtles. The whole area is very peaceful and secluded and for all of the owners complete privacy as the complex will be completely secure with entrances only through the garage and gardens through intercom. Just around the corner there is a beautiful white sandy beach.

The complex will offer a communal swimming pool, landscaped gardens, gym and full service facilities to include telephone, high speed internet, and cable TV. Garages for private parking are located under the building. The capital George town is a short 5 minute drive. Bars and restaurants are scattered throughout the island and presently the nearest is a 10 min walk.

A short 10 mins drive to the International airport of Exuma where you can catch a flight to the USA, Nassau and Cuba. Exuma is just over an hour from the USA and 40 minutes to Nassau.

Tourism is largely made up of US, Canadian and English nationalities, who visit on a regular basis over 12 months of the year. Large groups come for deep sea fishing and diving, many couples get married and spend their honeymoons on the island.

The average nightly rental charge on the island varies from $200 per night - $700 per night for a 1 bed apartment. There is a distinct lack of quality accommodation on the island at present and once the apartments are constructed they should enjoy a healthy income from rentals most of the year round. Full rental services are available to all buyers who wish to rent out their apartment

Option A Cash purchase is available with 12 stage payments and a 5% discount overall.

Options of purchase

 1.  Leaseback Purchase- Leasebacks work in a very simple way... you buy an apartment, and then simply agree to, 'lease it back' to the on-site management company for year round rentals (you buy it freehold, so you own the apartment from day one). The management company is already appointed and everything is administered for you from the outset. It is leased back for a fixed period, normally 3 years, after which you can either: exit the lease or renew it with the management company.

In return for allowing them to market it for year round rentals, the management company will pay you a guaranteed yield, 4% of the price paid for the apartment. Additionally, you can benefit from zero capital gains in The Bahamas and zero income and inheritance tax. Payments 10% deposit required at reservation, 80% over 24 months 10% at completion
