They have an office in Miami that specializes in providing coverage to the Caribbean region. The title work is accomplished by any one of a variety of attorneys that the seller selects from a list of attorneys approved by First American. After that there are a few, rather insignificant taxes and Annual Fees for the maintenance of the common areas.The property taxes on the lot have been paid for the entire year. The realtor will collect the prorated portion of the taxes from the Buyers at closing. In Honduras, the Property Taxes amount to 0.35% of the sales amount of the lot. For example, if your lot costs $80,000 your annual taxes will be about $280. Again, these are prorated from the date of closing to the end of the calendar year. They are due to the government of Roatan before the end of March each year thereafter. There is a Home Owners Association (HOA) fee charged annually of $1,200 (pro-rated from the day of closing and billed thereafter on 1st January), which covers maintenance of the private roads, street lighting, water and electric for Common Areas or facilities including, but not limited to parks, open spaces, water ways, beach, swimming pools, drainage facilities, retaining walls, landscaping, security walls, gates, and security personnel to staff the entrance gates and patrol the area.
Condo owners also pay a monthly maintenance fee for 1 bedroomed, 2 bedroomed and 3 bedroomed homes respectively, $150, $250 and $300.The fee will also provide for General Liability insurance of the Common Areas. The lot maintenance fees are $500 per year and are prorated from the day of closing until January 1st of the following year ($1.37 per day).
These fees provide for daily litter removal, weekly mowing and trimming, and tree limb cleanup, etc. as needed for each of the lots from the date of sale until the owner begins construction on the lot. At that point, the owner is responsible for maintaining the lot.Property taxes on Roatan are very affordable. Expect to pay about $ 3.50 per $1,000. As an example, property valued at $50,000 would be assessed about $175 for property taxes per year.
Condominium owners will have access to the Keyhole Bay amenities, which include the adjacent Keyhole Village Commercial Center and Community Clubhouse. The Commercial Center offers retail spaces, commercial offices and apartments.
