The Fund Managers for this unique real estate investment Opportunity have an excellent track record in Latin and Central America, and have assembled a highly qualified team of strategic advisors and professionals, including the lawyer who helped write most of the current real estate law in Panama.

This new Fund is a follow-up to an initial  opportunity fund raised by the Fund Managers, and is the only one of its kind (to our knowledge) that targets commercial real estate investment solely in Panama.

Fund I was a $15 million vehicle that is fully invested and is currently harvesting its investments for an aggregate unlevered return of 35% on the properties harvested to date.

 ~ INVESTMENT STRATEGY ~

The Fund Managers are US-based, but are always on the ground in Panama. They have an extensive network of contacts developed over the past 5 years to provide them with proprietary deal flow of transactions that are often not brought to the broader market. The Fund’s strategy is to acquire primarily income producing properties and situations where the Fund Managers can create and add value, such as establishing possessory rights for land entitlement (which is a complicated process in any developing country) and restoring buildings in the UNESCO World Heritage Site, Casco Viejo, Panama City. Also, the Fund does not engage in riskier vertical construction and is not reliant on leverage to operate; a major competitive advantage is, therefore, the Fund Managers can act quickly to secure opportunities .

This new Fund will raise up to $85 million of equity to be invested solely in Panamanian commercial real estate.

To date, Fund II has received equity commitments of $14.8 million, all from previous investors in Fund I; this is a testament to the investing acumen and client relationship skills of the Fund Managers.

Shielded from the Global Downturn, PANAMA is Prime for Investment...

The Managing Partner of the Fund says:  “A lot of people talk about Panama as a mini Dubai. Many of the projects that have been approved are going to be unbelievable. We can see where it’s going; although prices are on the rise they are still below countries like Colombia. Panama is definitely ripe for investment.”

Forbes Magazine published an article on Panama in early 2008 entitled ‘Monaco with Bananas’, lauding Panama as a tax haven on the doorstep of the North American investor. Inspired by the tax benefits, entrepreneurs from every continent have been arriving in steady flows, aiming to cash in on the country ahead of the game.

The country’s commercial infrastructure had a enormous kick start due to the century-long involvement of the United States with the Panama Canal, which puts it ahead of the rest of Latin America.   Additionally, Panama's  2,650 km of coastline, fronting both the Pacific and Caribbean, has been a magnet for tourism as well as commercial investment.

Presently, there is a severe shortage of hotel rooms in Panama City as the demand is vastly exceeding the available supply. Supply is expected to grow by 790,225 room-nights between 2007 and 2015, whereas demand will only grow by a fraction of that amount at 246,145 room-nights during the same period. In addition, demand for Class A office space has also reached critical mass, with Panama City seeing a lease rate increase of 20% over the last year and vacancy rates at less than 3%.

Recent government initiatives in Panama include further immigration and foreign real estate investment as well as major projects such as:

  • The $5.25 billion expansion of the Panama Canal which has already begun;
  • An $8 billion refinery by U.S. oil giant Occidental Petroleum Corporation (NYSE: OXY) to be located at Puerto Armuelles on Panama’s Pacific Coast near the Costa Rican border;
  • A new mega port near the Pacific Ocean entrance to the Panama Canal;
  • The redevelopment of the 2,750-acre Howard Air Force Base into a $10 billion mini-city the size of Central London by the UK-based firm, London & Regional Properties;
  • The ongoing rehabilitation and revitalization of the United Nations’ World Heritage Site, Casco Viejo; and
  • A $40 billion proposal by Panamanian Vice President Navarro is a $40 billion proposal to make the country a regional energy hub.
