There are many extremely good projects still seeking funding in the vacuum left behind by the financial crisis in traditional commercial banking.
That vacuum has been filled with a positive jungle of borrowing opportunities.
Some of them extremely good and much more borrower friendly than we are used to, and some of them nothing but scams by dishonest entrepreneurs requesting Application Fees to review your project and find you a lender.
One of the best and most efficient lending environments is being established by a new types of funding organisation, based on a very traditional type of raising funds. Simply this is a combination of private investor groups and traditional bank instrument exchange.
The process combines the business acumen of investors who have made their money and trust their own judgement in the commercial world in tandem with very old and trusted bank instrument transactions that have been in place for centuries and are now honed to move at lightening speed in a digital world.

Bank instruments are bought and sold as collateral by most banks. Banks in Europe and in America have 'repo' desks that buy these instruments on a daily basis.
Most of these banks are members of The Bond Market Association in New York, Washington and London www.bondmarkets.com, and also the International Securities Market Association in Zurich. www.isma.org.
In 2007 a survey from the European Repo Council of the International Capital Market Association based on 62 financial groups (mainly banks) in Europe alone, demonstrated that the total outstanding value at close of business on December 12th 2007 of 'repo' contracts was 6,382 billion Euros. That was a snapshot of instrument business on one day amongst a group of European banks.
Investor groups who offer this type of opportunity are not easy to meet and will work only through particular agents, but it is useful for borrowers to know what to look for and what to expect.
Instrument investor groups will work with AA Bank instruments only and if it is important to understand that smaller rural banks will know very little about this process, and may even advise against it.
It always best to go to one of the top 25 Global banks and discuss this with a regional representative who will be very helpful and be able to explain how the bank has to actively participate in the raising of your project funds.
It is normal with this type of loan that the full loan will be paid out within 45 days, often less.
Be prepared for the Lender to require between 5-15% equity which will include a bank recognised proof of funds of $250,000 and up depending on the size of the loan, and often there is no lien by the lender on the project assets.
Fees should be covered and should not be paid by the borrowers and loans as small as $1 MM can be reviewed.
Using a tried and tested method of raising funds for projects through the use of bank instruments, these types of investor groups are super wealthy and very business savvy.
What they are looking for more than anything from a borrower is a good Business Plan demonstrating how every facet of the proposed project has been fully researched and fully documented.
And they are not looking for fees to read your business plan, but they do want to see that borrowers are committed enough to their own project to place their own liquid cash into it.
