Where Real Estate Buyers Make 20% Appreciation Every Year...

Nicaragua This is one of the longest ONI Alerts I have ever sent you. And I also think it’s one of the best – largely because I didn’t write it all! Read on to see what I mean. And I guarantee you, you’ll thank yourself that you did!

I have written to you quite a few times over the past few months. I appreciate the thoughtful responses I have received from so many of you. And I feel like we’re really getting to know each other.

That’s important – because if we’re going to help you find your Caribbean Dream Destination, we need to know your wants and needs from top to bottom!


That’s why I want to take the unusual step of sharing with you an email I just received from my dear friend Raul Calvet, the president of Calvet & Associates, one of Nicaragua’s leading investment consulting companies.

As you know from my past ONI Alerts to you about Nicaragua, I believe it is a country that holds vast potential for investors, retirees, and those of us who are simply looking to the sun-kissed Caribbean for a far less expensive – and far more relaxed – lifestyle.

But, I also feel it’s my duty to you to give you my “Carter’s Caveat” about the political situation there. I am committed to warranting your trust – and the only way to get it is to earn it!

So, I dropped Raul a note and I put the question to him bluntly (as I am wont to do where your interests are involved):

“Raul,” I said, “I need to write an ONI Alert to our Members about Rancho Santana in Nicaragua, and I know that many Americans are still leery about Mr. Ortega. So, what’s the real deal? I know you’ll tell it to me straight.”

Now, let me share with you how Raul responded. I’m going to give it to you just as he gave it to me, because, frankly, I was both touched and impressed. Then, you can decide if Rancho Santana – and the other wonderful opportunities we’ve brought to you in Nicaragua – warrants your taking a good, hard look.

Fair enough? Okay, here’s Raul’s response to me:

Dear Carter

Nicaragua is one of those investment destinations that require more investigation and analysis than simply reading the news. This is a country with a very special and passionate history that still resonates in its colorful leaders. But Nicaragua is more than just a President or a single party. Nicaragua is more than 5 million people working for a brighter future, it is more than 2 million people younger than 35 years old with a new global mentality, that go to the universities and speak fluent English, it's thousands of investors and corporations making healthy profits every day in economic activities ranging from agriculture to business processing systems.

The real indicators of Nicaragua's progress and development have to be found in the millions of daily USA phone calls processed in local call centers, in the thousands of real estate buyers making over 20% appreciation every year, in the new Jack Nicklaus golf course residences on the beach, in the constant growth in exports to the US, in the constant growth of US currency and local currency deposits in the local banks, in the new GE Financial and Citi Group and HSBC offices and banks in the city, in the latest approval of the Nicaraguan Economic Policy of the present Administration by the International Monetary Fund, in the five to 7 fold growth of American Airlines and Continental and Delta passenger traffic in the last 10 years, in the new multimillion dollar factories installed by investors from the US, from Canada, from Taiwan and other countries, in the foreign investment protection laws and in the fiscal incentives to promote foreign investment into the country.


When you really want to make an intelligent investment decision, you do not read the headlines of what the President said yesterday. And if you really want to do that you need to understand the complete context and the local political arena to measure up the words to their exact meaning. The present administration is committed to follow the democratic process and the democratic rules, whether they like or not. Simply because they do not have a majority in Congress and even less a popular support (only 38% voted for Ortega)

Campeche Golf Marina and Spa Resort
Campeche Playa, Golf, Marina & Spa Resort is in the historic city of Campeche, in the state that bears that same name and lies within the Yucatan Peninsula. The resort is built amongst a background of immense landscapes and archeological wealth (next to the sites of Edzna and Calakmul, two of the most impressive remains from Mayan culture). The 304 hectare complex will include:

*3,000+ apartments,
*two luxury hotels,
*town center,
*Yacht Club with a 150 boat capacity sports marina,
*commercial area (restaurants, luxury boutiques, etc.),
*medical clinic,
*preservation biocenter for the Carey Turtle,
*Golf club which includes the first 18-hole ecological golf course in Latin America, designed by Jack Nicklaus with the highest category “Signature”.
Prices start at $345,000 for a two bedroom, two bath apartment with terrace and jacuzzi, and Golf Membership.

Construction of the mega-development is scheduled to be completed in four phases, with a total build-out by the year 2010. During the first phase, the hotel, marina, golf course, town center and 1,243 units will be built, and is expected to be operational by mid 2009.
