Eco-Sensitive and Upscale in the USVI By Reg Block
ECO-RESORTS AND REAL ESTATE There are quite a number of eco-resorts on the USVI, and they're all a different. Some offer fairly standard types of accommodation, while others offer cottages, camping and hotel resort-style accommodations. The underlying principle of an eco-resort is to minimize its eco-footprint: in other words, to limit the impact it has on the environment. I recommend, travellers and those researching an area for relocation, stay at an eco-resort, at least for part of their stay. Typical initiatives employed by eco-resorts are; rainwater reclamation -a necessity in the USVI, due to lack of fresh water resources, renewable energy, such as solar power to provide electricity; recycling, conservation and use of biodegradable cleaning products.
Water Island After checking out the main islands, you may want to take a 10 minute ferry ride from Charlotte Amalie to Water Island, a 500 acre island where less than 200 people live. The island is known for its beautiful sandy beaches and snorkeling. Virgin Islands Campground, located on the island, bills itself as "eco-sensitive, upscale camping."
The resort captures rainwater for sinks and showers and utilizes solar energy to heat water. Along with upscale camping, the campground also features fully-equipped efficiency apartments, a pavilion and a communications room with internet. I recommend staying in eco-friendly resorts whenever possible.
You may fall in love with this uncommercialized island paradise and want to move there. If that's the case, plan to look at some real estate while you're there. But be prepared, waterfront property is scarce and beachfront is virtually non-existent. Because it's a small island, doing your research is fairly easy: lots start at $200,000 and some homes are around $600,000 -you are lucky to find 15 to 20 properties for sale. Prices on Water Island remain high and stable because of the exclusive nature of the island and the low turn over in real estate. St. John, St. Croix and St. Thomas St. John's Maho Bay features a number ecologically sensitive resorts and like other similar resorts, they endeavor to provide all the creature comforts, but not at the expense of the environment. This means; minimizing removal of vegetation, using recycled building materials, employing breeze-capturing construction design for cooling and installing passive solar heating. Harmony studios and Maho Bay Camps are worth checking out if you're planning a stay on St. John. Unlike Water Island, St. John has many real estate listings from raw land to estates fit for a king.
Currently there are lots available from $85,000 and up, while residential properties start around $300,000 for very modest digs and big estates can cost 10s of millions of dollars.
I had no luck finding real eco-resorts on St. Croix and St. Thomas, but I stand to be corrected. The closest I found were resorts that billed themselves as "eco-sensitive," a term that seems vague. Despite that there are lots of properties for sale on these islands and prices are typical of those throughout the USVI. Check out caribpro.com where you'll find quite a few properties listed. RENEWABLE ENERGY Renewable energy is one of the ways we can reduce green house gas emissions (GHG). Between 2006 and 2007 (ending September) USVI offered rebates to anyone who purchased approved energy efficient and renewable energy products in the USVI. This initiative was meant to help reduce dependence on non-renewable energy and to educate the public of the benefits. Other initiatives include a wind turbine project at the University of the Virgin Islands (UVI), where they expect to reduce their energy costs by hundreds of thousands of dollars. To further reduce energy consumption the UVI installed glare reducing insulated glass in its major buildings, regulating sensors, passive air conditioning and energy efficient lighting. These are important steps, as the university has a yearly energy bill of approximately 1.5 million dollars.
On St. Thomas, St. Croix and St. John, solar projects have been implemented for heating water and producing light. For example, all dormitories on the St. Thomas campus have solar water heating and on the St. Croix campus, solar power provides lighting. You'll find tons of information on smart building and how to save money and qualify for rebates while helping the environment.
