Costa Rica Real Estate

Jaco Beach Village is a new gated oceanfront luxury condominium community of 15 individually titled, residential units located in four, two and three storey buildings.

Costa Rica Jaco Beach Village

Jaco Beach Village, is only two hours from San Jose International airport by the Costanera coastal highway in the Central Pacific zone. A proposed highway from San Jose via Orotina will shorten driving time by at least an hour.

Jaco is a long established beach town which has recently started to grow rapidly because of its proximity to San Jose. Population estimate is currently at around 20,000.

Traditional industry including cattle and rice farming and fishing, has given way in the last 8 years, to a booming construction and tourism economy.

New hotels and resorts newly built in and around Jaco include Ramada, St Regis, Holiday Inn, Sonesta and Marriott with Jaco being the commercial heart.

Costa Rica Jaco Beach Village

Located in a quiet residential section, Jaco Beach Village is minutes from the ocean but also just minutes from Jaco's main street with shops, banks, supermarkets, restaurants, bars and farmacias.

The architecture is based on a modern Spanish colonial style with southern Spain's Moorish overtones.

Costa Rica Jaco Beach Village

The red tile roofs are offset by the canary yellow color of the exterior walls.

Costa Rica Jaco Beach Village

Landscaped gardens with flowering bushes and low tropical palms lead to the pool and ranchito.

Costa Rica Jaco Beach Village

Luxury appointments include custom wood trim and mosaic tiles on the balconies and entrances and common areas. Windows have vinyl finishes.

Costa Rica Jaco Beach Village

The interior finishes include granite and marble countertops, Frigidaire electric stainless steel appliances, washer and dryer. Telephone, TV and hi speed internet connections are installed.

Costa Rica Jaco Beach Village

The condominiums have been professionally designed for casual oceanfront living.

Ocean breezes cool the rooms and lovely courtyard areas which are literally only a stones throw to the water.

Costa Rica Jaco Beach Village

The overall ambience is of a small private community unlike the 10-15 storye condo towers found in many newly developing beach towns in Costa Rica.

For hikers and walkers there is a major national park Manuel Antonio one hour south in Quepos, which also has an airport. A smaller National Park, Carrera is just 20 minutes. Here there are many flocks of red and military macaws and excellent jungle hiking.

Costa Rica Jaco Beach Village

The beach park in front of Jaco Beach Village was designed and built by the developers to complement the gated community.

Costa Rica Jaco Beach Village

Residents can enjoy wide, unspoiled oceanfront views and the spectacular sunsets.

The nearest cottage hospital is in Quepos one hour by a good road going south. All medical services are available plus government health clinics in Jaco. Major hospitals are found in San Jose 2 1/2 hours away.

Costa Rica Jaco Beach Village

Jaco Beach is noted for surfing, increasing the pleasures of the beach for watching or participating.

Costa Rica Jaco Beach Village
Included in Jaco Beach Village is a surfing shop offering equipment, instruction and tours. The shop is managed by one of the owners, a professional surfer. The National Surfing championships have been held in Jaco over past years.

Many other watersports are available.

There are plenty of other activities in this small, but vibrant town. With a new cinema being built, private gyms, tennis courts and good restaurants in close proximity. A brand new state of the art cinema is being built, and there is golf at Los Suenos, the huge Marriot hotel, condo and apartment complex just 15 minutes away. And for sailors, there is Costa Rica's largest marina in the same direction.

Local participation sports and games are available in Jaco. Especially football which is very big and very active in Jaco on all levels, including five a side.

Costa Rica Jaco Beach Village

Aside from short-term vacations many retirees live most of the year in Jaco. There is a Rental Programme managed by the Developers for all condo projects so there is income to be earned or to offset a mortgage.

Costa Rica banks have funds for mortgages unlike the tightening up in the US. Most of the private banks have recently been taken over by major international banks so there is good mortgage competion. Interest rates on 20=30 year fixed mortgages run at around 7.50--9.50%.

Costa Rica Jaco Beach Village

Jaco Beach Village is a unique living and investment opportunity. Dont miss it!

Retire to Mexico

Have you ever thought about retiring in Mexico? How about retiring in one of its many lovely retirement havens?
Dru Pearson, the author of this report, tells us that there are five major areas where American and Canadian retirees tend to congregate. While there may be a few expatriates scattered in a dozen villages throughout Mexico, most Americans and Canadians settle in one of five locations: San Miguel de Allende, Mazatlan, Oaxaca, Guadalajara, or Lake Chapala. Dru Pearson visited all these areas before settling in Lake Chapala. Dru gives sound and thoughtful advice on retirement in Mexico. Everything from how to pick your location to Mexican paperwork is covered. If you've ever considered retirement in Mexico please read this report first. It has the information that would otherwise take you months of frustration to acquire.

But why Mexico, you might ask? The reason so many Americans and Canadians choose Mexico is because they can drive to Mexico in a car. A bigger reason is that Mexico is a bargain compared to the USA and Canada. But there are also a large number of Europeans in Mexico. Mexico is rich with history, steeped in culture, having perhaps a more pronounced culture than any other nation in latin America with the exception of Brazil and Argentina. Mexico has great food, great architecture and many areas with an excellent climate. Mexico is also modern, with better highways than many parts of latin America and an infrastructure that allows foreigners to connect via telephone and internet to the rest of the world. This level of infrastructure isn't available in Nicaragua, nor in Guatemala, and this is a very important determining factor for the retiree who doesn't want to be inconvenienced by inconveniences.

"How To Buy Costa Rica Real Estate Without Losing Your Camisa" was written by Scott Oliver with the help of dozens of Costa Rica real estate experts and attorneys.

Costa Rica Living

This is not a book about living in Costa Rica; it is a 140 page comprehensive English-language guide to buying Costa Rica real estate.

Contrary to what some people may have told you, there is no Multiple Listing Service! Trying to establish the 'value' of real estate is difficult.

Half the population of Costa Rica call themselves 'brokers' because anybody can freely call themselves a real estate 'broker'. They do not need any qualifications, training or experience to try and sell you real estate.

What this means is that when you search for Costa Rica real estate, which may be one of the biggest investments of your life, more than likely, you will listen to expert advice coming from someone with zero qualifications or training in real estate, who is trying very hard to earn a sales commission selling you a property that could be overpriced.

If this sounds like a recipe for disaster to you, it can be!

New Ebook on moving and retiring to Dominica, the Nature Island in the Caribbean By Jennifer Miller - "The island of Dominica is alive. Her towering green mountains flow with spring water and are covered with rainforest. Parrots fly in her skies. Ocean life teems at her shores. Her volcanoes create bubbling sulphur pots and even cause a lake to boil.

There is an earthy, beckoning presence to this island. An untamed wildness invites the newcomer to walk in her primal forests then enter the caress of her warm mineral baths. The abundance of fertile nature dazzles the eye and the sweet scents of bay leaf and ginger permeate the air like perfume. Souls have lost their hearts to lesser beauty.

Prepare to fall in love, utterly and completely, the Island whispers. Prepare to be unwilling to settle for life anywhere but on this living island.

And this living island can bring new life to you, too."
