Value like beauty, is in the eye of the beholder. Especially, it seems, property value.
There are property seller's markets and property buyer's markets as I suppose there are for any type of merchandise. But as implied by the phrase, both are market driven ie. by market demand. The UK at the moment is generally a seller's market. There is not enough property to go round and the sellers have the upper hand. The poor buyer has to pay a price he may not be able to afford. The reverse is happening in Spain and the US.
In the less developed areas of the Caribbean none of the above applies.
Looking over a unique, tropical home with bed and breakfast cabins, consisting of hand carved wooden walls and celings, and furniture made of branches from the rainforest around, we were enchanted; the place was a masterpiece, a work of art.
The owners, in their sixties, who had created this original property wanted to move into a more remote area in the rainforest and build again. This time perhaps, with a few modern utilities such as an inside shower and toilet. The price they were asking was a great deal more than double the market value.
The Rasta owner explained this so precisely, that clearly a lot of thinking had gone into the figure they had arrived at. "We found the land we want to buy, we have to cut a road, we worked out what it would cost to build the house, and then we added an extra $20,000 for a few luxuries and a holiday. We haven't had a break for thirteen years. We have built this with our own hands, and if we dont get the money to do it again, we dont sell."
In their eyes this is a perfectly reasonable way of arriving at a value for their unique home. It has nothing to do with the buyer and nothing to do with market value.
It reminds me of the story that Foxy Callwell tells, or rather sings, about his now very famous beach bar on Jost Van Dyke, in the BVI. Many, many years ago Nelson Rockefeller offered him a million dollars to buy his few acres of white sand beach and ramshackle Beach Bar with an attitude.
"Just think," said the billionaire, in whose eyes the beachfront had huge market value, but the bar worth nothing, "what you could buy with a million dollars. What would you buy Foxy?"
And Foxy said, "I would buy a few acres of white sand beach right here on Jost Van Dyke and build a driftwood Beach Bar and I'd call it Foxys!"
One day the Caribbean property market will be driven by international standards of supply and demand. Until then, some of it will remain ....privately valued!

St. Kitts and Nevis form an uneasy Federation, with a combined population of around 43,000, that unites two very geographically close, small islands in the Eastern Caribbean. This month is a focus on St. Kitts, which has the dubious distinction of being the earliest British colony established in the Caribbean in 1624. Vida Rawlins, whose ancestry goes back to St. Kitts and before that to Africa, returns from a lifetime in Britain to re-establish those roots and goes back to her future. St. Kitts has a large and growing expat population as it is one of the few countries in the region that has an active Economic Citizenship Programme, with a number of excellent tax breaks. Many people considering moving to the Federation will be interested to read about schooling for their kids and the state of healthcare in St. Kitts from two residents on this beautiful tropical island. Hot off the Press announces the launch of the Royal St. Kitts Hotel and Casino, there is confusion in Tobago over Non-resident Land Holders licences, Monserrat's brand new Cultural Centre opens and hosts Danny Glover and not too far away to the north, St. Maarten's main Airport imposes yet another departure tax. The Dominica government is taken to court to test the non-resident land licence fee law and Digicel challenges cellphone competitor Cable & Wireless over market share claims. Amongst other reports, Mexico gets called to task over its claims to own the Belize World Heritage Site Barrier Reef. The Dominican Republic seems to have most of the best property buys this month. Les and Lynda Lehmann have put their all into developing Condos Laguna in Cabarete , a small condo resort in exactly the right place and with bags and bags of potential. And not too far away is an absolutely beautiful, architect designed, gated community private villa right on the beach. And I do mean... private and on the beach! And it goes complete with designer price tag. For something completely different we found some really charming lakeside plots on the Yucatan Peninsula, a great little opportunity to get in early. Many of the enquiries about Keyhole Bay in Roatan included questions about healthcare in Honduras, and this has been addressed in the first of our June Special Features.
