We chose this property because its such great value in Cabarete where land prices have doubled in two years. Les and Lynda are motivated sellers and have priced this at an amazing $850,000 for a quick sale. When Les and Lynda arrived nearly three years ago, from Winnipeg, they bought Condos Laguna with just one property on it. That original 240 sq meter home has been renovated into a 500 sq meter space with a 4m high ceiling which would make an ideal restaurant or convention/meeting area. Pillars support the huge high roof at both ends, and it feels like a Greek theatre waiting for its audience. But so far the resort has not been opened for business and waits almost perfectly finished, to be filled with international visitors, and those seeking a small, friendly resort holiday. Just waiting for the pool to be filled with contented families on holiday. A few green plants, a few tables and chairs and just the hint of some special Dominican Pollo Loco being simmered in the kitchen and ....Laguna Restaurant is in business!  Two bathrooms are located off the foyer and halls, and 4 other rooms which could be used as a kitchen, pantry, office and library/computer room are also adjacent to it. Along the west side of the building, with outside access, are two bathrooms to service the pool and bar areas. The 18 metre pool is beautiful. Brand new, it is surrounded by lovely shady areas, its perfect for relaxing and taking a little sun. Shade is provided by authentic palapas, thatched roof sunshades. 
But most interestingly the flat roof is wired and plumbed, ready to build on a 500 sq. meter residence, with a wide open concept and wrap-around balcony, designed to take full advantage of the lush tropical surroundings. Overlooking gardens full of mangoes, avocados, guavas, chinola, citrus, breadfruit, coconuts and bananas from the garden when they're in season. And best of all picking up the beautiful clear air breezes straight off the Caribbean Sea. The potential for an owner's suite or a penthouse, or even an upper level restaurant adds considerably to the value of this huge building.  Cabarete is hopping. Cabarete actually is booming....and during the month of June 2007, the world's kiteboarders will meet here for the World Kiteboarding Championships. An extravaganza that brings in so many tourists its almost impossible to find beds for them all. 
The nearest World Class Golf Course is less than 30 miles away, but there are others nearer that are cheaper. There are shops and restaurants and unlimited water sports in Cabarete, and Condos Laguna is right on the edge of town.  As the resort is not yet open, currently the Lehmann's only have a full time maintenance man. But hiring personnel is not a complicated procedure and there is a large available workforce in the area. Hotel staff earn in the region of $200 a month. The Lehmann's are quite prepared to float a mortgage for the new owner's if the right person comes along. Long terms plans will be to eventually leave the Dominican Republic and spend more time with family in Central America, but until then they will be around for as the long as needed, for a proper handover. This property is not going to be on the market for very long, its too good a price. If you have been looking for a small resort, and dont want to have to go through the first build....this is for you. Four brand new apartments ready for sale or rent, stunning pool, bar, tropical gardens, conference centre and restaurant....just start banking!
