The Resort will consist of 456 Luxury Beachfront Condominiums, 296 Marina Waterway Villas, 260 Sea View Hotel Condominiums and 59 Exclusive Golf Course Home Sites.

Lagoon


Buildings will be arranged throughout the community within well-spaced courtyard settings that includes lavish landscaping, walkways and water features.

Multiple floor plans with spacious living areas, luxuriously detailed interiors and relaxing verandas complement the two-bedroom/two-bath deluxe suites, two-bedroom/two-bath bi-level lofts and three-bedroom/three-bath luxury penthouses with vaulted ceilings. Using high-grade concrete, steel construction and IBC (International Building Code) construction standards, condominium buildings are rated to withstand category 5 hurricane winds and provide water surge protection up to ten feet above grade. All units will feature water, views, elevator service, generously sized outdoor decking, private garage and quality interior finishes with upgrade options.

The Waterfront Marina Villas offer incredibly spacious living areas on three floors all with private front and back verandas and a lanai facing the marina.

All residences include two car garages and a lower level ‘flex space’ for storage or extra space for entertaining. Homes feature 2 bedrooms, 2-1/2 baths and 3 bedrooms, 3 baths with richly detailed interior finishes with upgrade options. Villa residences line the Marina and private docks are available for convenient access to the sea.


EXTERIOR FEATURES:

* Concrete: Cast concrete building structures designed to withstand Category V hurricane, 150 mph wind speed. Cast in place concrete foundations and driven pile support as deemed necessary by licensed engineer. Cast concrete will contain structural re-bar as required.
* Cast Walls, Floors, etc.: Cast structural elements will be framed with +-9 feet finished ceilings standard. Certain areas of Premises may be framed lower to accommodate mechanical systems, min. ceiling height. +-7’-0”.Top floor will have vaulted ceiling in primary living areas.
* Windows and Doors: Windows/Exterior Doors will meet the requirements of Florida, Miami-Dade County Code, (Exposure “C”). Windows will consist of thermally broken vinyl frames with insulated glazing, hurricane resistant, standard hardware.
* Insulation: Cast panel and floor systems to have rigid insulation.
* Roofing: Roofs will consist of architectural metal panels over galvanized hat channels attached to cast or framed roof. Option for clay tile roofing installed per manufacturer.
* Exterior Finish: All facades of elevations will be finished with stucco. Designated portions to receive cultured stone attached to concrete wall.
* Plumbing: Includes all supply, drain, waste and vent lines as required. Also includes all fixtures, hot water heater, laundry stations and floor drains.
* Electrical: Will consist of an underground service meter with conduit and 100 amp electrical panel. Also includes all light switches, decorative switches, convenience outlets, exhaust fans, power to furnace and AC Premises.
* Elevators: : All condominium buildings feature central elevator service.
INTERIOR FEATURES:

* Interior Doors and Trim: Running trim, misc., millwork, panel doors and frames to be indigenous hardwood.
* Cabinetry: Custom built cabinetry shall be finished in indigenous hardwood. Choice of one standard and two upgrades with concealed hardware and finished interior.
* Kitchen Counter Surface: Granite surface shall be +- 1 ¼” thickness with backsplash and finished edge detail.
* Bath Vanity Tops: Solid surface counters with decorative sinks and finished faucets.
* Flooring Surfaces: +- 12” X 12” hard tile, locations per plan, indigenous hardwood flooring per plan.
* Tub/Shower Enclosures: Acrylic tub/shower components, optional acrylic whirlpool tubs per plan. Tub decks and shower surrounds with hard tile epoxy grout.
* Kitchen Appliances: Designer Series self-cleaning stove, refrigerator, washer/dryer, dishwasher, garbage disposal. Designer grade stainless sink.
* Interior Railing: Indigenous hard wood railings per plan.
* Lighting: 2 lighting packages (Contemporary or Traditional)
PRELIMINARY OPTIONAL UPGRADES:

* Two upgrades in cabinets: (to be determined)
* Solid surface in baths (Granite)
* Upgraded counter surfaces with optional edge and thickness
* Interior or exterior hot tub per plan (Condominiums Only)
